The plans are done, now it is time for final pricing. We price the lumber, windows, doors,
all of the items that go into building your home. This is where the honest up front pricing comes in.
Many items are done as allowances, which gives you flexibility in your selections.
Are your allowances high enough to cover what you want? Some builders use very low allowance
figures to keep the costs down so they get the job. But it will not come close to covering the
costs for what you want. This is why many people have such high cost over runs. If the allowances
are priced correctly up front, then there should be no surprising cost over runs.
We also believe that there should be no hidden costs. Some builders add a profit line on
certain allowances such as plumbing fixtures. Thus, your $4,000 allowance actually pays for
$3,500 in fixtures. So you may have to go over on your allowances further to get what you want.
We do not include these types of additional profit items in our pricing. If your allowance is $4,000
for plumbing fixtures, then you are getting $4,000 worth of plumbing fixtures.
